Living and working in the area for over 18 years definitely enables us to experience the sights, sounds, people and feel for the community. So much so that we noticed some very distinct features of Mimico. Each pocket has it’s own unique features and its almost as if they can be separate neighbourhoods altogether. All of these pockets make up the wonderful community we call home……. the Mimico Triangle!
Let’s take a look at each pocket in the Mimico Triangle and see what they have to offer:
Mimico Village
The village of Mimico is a small pocket off Royal York Road and Evans Ave. at the Northern end of Mimico. It is home to Toronto’s most famous bakery San Remo founded in 1969. Made up of mostly war time bungalows inhabited by mostly blue collar workers until the 2000’s where young professionals started to take notice and buy homes close to the Mimico GO train station. There has been a real gentrification of mixed backgrounds and demographic moving from all parts of the city to take advantage of once low home prices. You now see homes on large lots being torn down to build 2 modern homes, bungalows being topped up and large plots of industrial land bought by developers to build new high rise condos. With the new wave of people occupying this neighbourhood comes a new flux of business to help grow the community.

Mystic Pointe
This small pocket is located just south of the highway in between Royal York Road and Park Lawn Road. Situated off the beaten path north of the lake it is quiet little enclave of condos, townhomes and a mix of detached bungalows, 2-storey and multi-residential walk-ups. Residents love the area because it is walking distance to the lake, shops on Royal York, TTC at your doorstep and just a few minutes to Mimico GO Train station. It is great for those wanting a lake side lifestyle without the hustle and bustle of Humber Bay Shores. A 12 Acre park named Grand Avenue Park is currently under development and will be ready for 2022! New condo developments are also currently under construction and in the works which will bring in more residents to the area. Mimico
We call this home, and have resided in this pocket since 2005. We like to call it Mimico proper for a number of reasons. The original inhabitants of this area resided here! The street named after the area, Mimico Ave., runs between Royal York Road and Lake Shore Blvd. Mimico is unique in a sense that it runs north and south of the lake up to the Mimico GO Train. You can go for a swim at Amos Waites Public Pool, walk or bike along the Martin Goodman Trail or have a coffee or lunch at one of the many fine establishments on the Lake Shore. Want to catch a ball game, have a night on the town or do some shopping? Walk up to the train station and take a 13 minute ride to Union Station. The area has many 100 year old + character homes on tree lined streets. Every street is busy with kids running around, play street hockey or riding their bikes. There is a very strong sense of community, where you feel like everyone knows each other and looks out for one another. Mimico is also home to largest elementary school in South Etobicoke, John English Elementary School, Mimico Library and has a very high concentration of parks. Don’t forget that there a different school catchments depending on which street you reside on!
