Mimico
When people talk about South Etobicoke, they mention Mimico. One of the oldest neighbourhoods in Toronto, and also one of the most desirable up and coming areas. Three distinct pockets make Mimico a unique neighbourhood. Central to Mimico is the GO train station popular for residents commuting to work and also visitors taking advantage of the proximity downtown for quick trips into the city for a night out. North of the tracks you enter Mimico Village home to famous SanRemo Bakery. Get your caffeine fix at Jimmy’s Coffee. Arguably the best pizza in Toronto, Revolver does not disappoint. Choux lab is the newest addition to the strip on Royal York Road alongside Royal Bistro, Royal York Meats and The Bread Essentials. Not only eateries in the village, you can also find a doctors office, a pharmacy, eye care, law office, florists and more. Mimico Village is a great place to live if you don’t have a car. Some streets to check out in Mimico Village are:

To the east of Mimico Village, you will find the Mystic Pointe neighbourhood. This area was home to a few older condos for a long period of time, the pocket is now home to a new 12-acre Grand Ave park. Soon, Mystic Pointe will connect with Mimico Village via a wide winding footpath. Old depilated industrial buildings will be replaced with new modern glass towers mixing residential with commercial to offer residents retail and office space, making it the vibrant neighbourhood it has longed to be.
Manitoba Street, Grand Ave., Wesley Street and Algoma Street are just some of the streets that make up Mystic Pointe.
South of the tracks and north of the lake we like to call Mimico proper. Narrow tree lined streets with character filled century homes, wartime bungalows, new construction infill homes mixed in with older low and high rise rental buildings make this area very diverse. Walk along the waterfront trail out of old Mimico all the way to Humber Bay and beyond. Stroll the Lake Shore Blvd strip and you will quickly find everything you need including dentists, eye care, walk-clinics, pharmacies, restaurants, cafes, grocery stores and so much more! New Toronto
Also known as Lakeshore Village to some, the New Toronto neighbourhood has a strong community vibe. Everyone is connected somehow if you live between 1st and 13th street and south of Lake Shore Blvd. This pocket on the lake once consisted of mostly wartime bungalows, two storey craftsman style homes and a mix of low rise rental buildings. Once an upcoming neighbourhood, it’s safe to say that gentrification has taken over. Modern infill homes and bungalows that are topped up are quite common. Builders are turning 1 small home into 2. The increase of independent shops on the Lake Shore strip, an outdoor public pool, waterfront parks, trails and schools are attracting urbanites from all over the city. Some of the popular streets to check out along the lake are:
- Emerald Crescent
- Lake Shore Drive
- Morrison Street
- First to Thirteenth Street

Long Branch
Located on the southwest corner of Toronto bordered by the popular Marie Curtis Park and the Etobicoke Creek and Kipling Ave to the East, Long Branch is home to expansive lots, leafy streets, unique homes and modern townhomes. The strip along Lake Shore Blvd West is quickly becoming a prime location for large franchises to open their businesses along with many independent retailers catering to the residents of the area. Although the street can be quite busy, restaurants are typically full on weeknights and weekends. South of Lake Shore Blvd consists mostly of detached homes on large lots. Privately owned homes along the water front are prime real estate and rare for the City of Toronto. Residents are opposed to lot splitting so you won’t typically see the large lots split into two which is happening in other parts of the city. Some streets to tour in the area would be:

Stonegate Queensway
Also known as Queensway Village, a once quiet residential area, the landscape Is now changing with developers churning out low & mid-rise condominiums along The Queensway strip. Mostly bungalows for a long period of time, you now see large infills taking over some of the streets. A very high demand area due to its proximity to excellent top ranked schools, public transit and highway access. You can’t leave Queensway Village without trying the classic Italian Trattoria Mama Martino’s or one of the best soft serve ice cream’s from Tom’s Dairy Freeze. After desert, make sure you take a tour of the neighbourhood and the followings streets:

Alderwood
Quiet, quaint and family friendly are some ways to describe the large pocket of Alderwood located at the most western edge of Etobicoke bordering Mississauga. Typically larger lots than the other neighbourhoods in South Etobicoke, it is also the most quiet. Separated by Brown’s Line, the west side of Alderwood is more desirable due to the proximity to the Etobicoke Creek, community centre, pool, and great schools. The style of homes vary from bungalows all the way to large 4-bedroom custom homes. The east side of Brown’s Line consists of streets that are more of a grid pattern compared to the west. It has seen an influx of builders tearing down older homes and building new custom homes. Close proximity to Sherway Gardens, Trillium Hospital and access to multiple highways makes this neighbourhood a popular place to move. Humber Bay Shores
Once known to be the vacation spot for local residents it has transformed from a waterfront motel strip to a lively row of modern condos mixed with a variety of shops, restaurants, cafes and more. Enjoy the sweeping downtown views across the lake. If you like to be active there are so many activities you do such as hikes, cycling, roller blading on the trail or boardwalk and kayak or paddling boarding on the Humber river. Take a stroll on the boardwalk anytime of the year! Whether you are having a picnic with friends, eating gelato at the piazza, reading a book on the rocks or taking your dog for a walk; you will enjoy the endless activities.
